Challenge

Remediation and earthworks on a former gasworks site, in readiness for the construction of a new car showroom. Decades of industrial use had left behind extensive soil and groundwater contamination in the form of PAHs and free product, and buildings contained asbestos. The site was situated next to a busy road and a large river, also raising ecological concerns.

Solution

McAuliffe created a robust remediation strategy that would be approved by the regulator, obtaining an Environmental Permit and FRAPs permit. Contaminated soil was treated through a combination of bioremediation and stabilisation/modification, following chemical analysis. Impacted groundwater was treated using our own bespoke Pump & Treat system, followed by in-situ chemox using our UK-exclusive substrate, OBC™. Asbestos was stripped out of buildings, which were then demolished.

Results

Contamination reduction targets for both soil and groundwater were achieved efficiently. Our technical-led approach facilitated discharge of planning conditions and secured the regulatory approvals required for our client’s development project to go ahead. As with every McAuliffe project, strict health and safety measures were enforced and works completed with zero incidents.

The foundation solution required for the site changed during works. We provided a dual solution for geotechnical and contamination compliance by carrying out treatment trials and using stabilisation/modification to treat impacted soils.

Handling Complex Service Diversions

McAuliffe’s specialist in-house team oversaw complex service diversions on this site, whilst ensuring site works continued on-programme.

Work included managing the diversion of a 600mm diameter gas pipe, HV cable and rising main foul sewer, as well as designing and installing temporary works for the deep excavations needed to make the connections. Our team communicated closely with subcontractors and utility suppliers throughout, carefully programming the works which made for minimal disruption.
