Challenge

Remediation and enabling works to regenerate the site of a former ironworks, which included removal of large amounts of slag and tackling underground mine workings. This project was part of the wider 100-acre Bilston Urban Village development, which created a new community including homes, shops and a school.

Solution

McAuliffeā€™s team managed mine workings, vibro-piling and full-depth turnover of the site concurrently. We removed relic foundations and canal arms, as well as reengineering plot foundations and road boxes to end-product specification. Working closely with the Highways department, we removed the need for an expensive capping layer and geogrid solution. 30,000T of material was excavated and processed for reuse in the piling mat.

Results

Our concurrent programme of works enabled Countryside to start building faster. As well as reusing 100,000m3 material, we value-engineered a cost effective vibrostone foundation solution and generated all clean cover on site. Our ability to process made ground in-situ and maximise recovery of recyclable materials, combined with the high levels of compaction achieved, meant we retained all construction arisings.

Materials Management and Compliance

Through strategic materials management and value-engineering of levels, McAuliffe ensured strict compliance with the CL:AIRE DoW CoP while achieving maximum client value. Our work included:

  • Agreeing a new earthworks specification for re-engineering road boxes in collaboration with the Highways Authority, enabling full sign off. This avoided quarried 6F2 capping, a geogrid system, and future groundworker claims. We saved Ā£220k and 780 lorry movements, and associated Co2 output.
  • Achieving zero-to-landfill of both inert and non-hazardous surplus soils through advanced screening techniques and winning of clean cover subsoils. This saved over Ā£700k and 2,900 lorry movements, and associated CO2 output.
  • Placement of piling mats throughout the site. We generated 6F2 onsite from advanced screening and processing techniques, avoiding import of materials and saving Ā£330k and 1,700 lorry movements, and associated CO2 output.
  • Making hub and cluster arrangements with multiple client-owned sites, which ensured sustainable reuse of soils across numerous developments and diverted soils from landfill.

It was great to visit Bilston and see the fantastic work of McAuliffe Group and Countryside Properties in regenerating this disused former industrial site into beautiful new homes.
This is a great example of the renewal that our region is beginning to enjoy as these ex-industrial sites are brought back into use after decades. It is particularly brilliant news that this regeneration work is being led by a great local Black Country company like McAuliffe.
